Planning Consultant in Ealing

Tetrick Planning provides specialist planning consultancy services across the London Borough of Ealing

Tetrick Planning provides planning advice across the London Borough of Ealing for homeowners, developers, businesses, architects and property owners.

We assist with residential, commercial, care home, supported-living, hospitality and mixed-use projects, from early site appraisal and planning strategy through to applications, refusals, enforcement matters and appeals.

Our role is to identify the planning issues early, explain the risks clearly and put forward a practical strategy for securing the best possible outcome.

Planning Applications in Ealing

We prepare and manage planning applications for a wide range of development, including:

  • residential extensions and alterations;

  • new homes and small residential developments;

  • flat conversions and changes to the number of units;

  • commercial premises and changes of use;

  • shopfronts, signage and external alterations;

  • restaurants, cafés, pubs and hospitality uses;

  • care homes and supported-living accommodation;

  • roof extensions and additional storeys;

  • lawful development certificates;

  • retrospective planning applications; and

  • discharge or variation of planning conditions.

Each application needs to respond to the site, the surrounding area and the relevant planning history.

We coordinate with architects and other consultants where required and prepare the planning case needed to support the proposal.

Residential Planning Advice

Residential projects in Ealing can raise issues relating to design, local character, neighbouring amenity, daylight and sunlight, parking, internal space and the cumulative effect of development.

We advise on:

  • house extensions;

  • basement, roof and loft development;

  • conversions into flats;

  • additional dwellings;

  • garden and outbuilding development;

  • alterations to approved schemes;

  • certificates of lawfulness; and

  • applications following refusal.

Where a proposal is likely to be resisted, we can help identify whether revisions, additional evidence or an appeal would provide the strongest route forward.

Commercial and Hospitality Planning

Commercial and hospitality proposals often need to balance planning policy with the operational needs of the business.

We advise on matters involving:

  • shops and commercial units;

  • restaurants, cafés and pubs;

  • changes of use;

  • shopfronts and signage;

  • extraction, ventilation and plant;

  • opening hours and operating conditions;

  • external seating;

  • mixed-use premises; and

  • unauthorised works or uses.

Our advice is practical and commercially aware, while still addressing design, noise, neighbour amenity and local policy requirements.

Care Homes and Supported Living

Tetrick Planning also advises care-home operators, supported-living providers, developers and architects on specialist residential applications in Ealing.

These proposals often require more than a design justification. The Council may also need to understand:

  • who the accommodation will serve;

  • why additional capacity is required;

  • how the care model will operate;

  • the relationship between residents, staff and communal facilities;

  • how the proposal will affect neighbouring properties; and

  • whether the accommodation provides suitable living conditions.

We advise on care-home extensions, additional bedrooms, semi-independent accommodation, supported-living units, internal reconfiguration, changes of use and applications following refusal.

Applications Following Refusal

A refusal does not always mean that the principle of development is unacceptable.

In some cases, the previous application may not have addressed the Council’s concerns clearly enough. In others, the scheme may need targeted design changes, stronger evidence or a different planning strategy.

Before resubmitting, we review:

  • the officer’s report;

  • each reason for refusal;

  • the planning history;

  • the proposed design and layout;

  • neighbour amenity;

  • operational requirements;

  • supporting evidence; and

  • possible appeal options.

The aim is to avoid repeating the same case and instead address the Council’s concerns directly.

Planning Enforcement in Ealing

We assist clients who have received an enforcement enquiry, warning letter, Planning Contravention Notice or formal enforcement notice from Ealing Council.

Depending on the circumstances, the best response may involve:

  • clarifying the planning position;

  • negotiating with the Council;

  • submitting a retrospective application;

  • applying for a lawful development certificate;

  • carrying out amendments or compliance works; or

  • appealing a refusal or enforcement notice.

Early advice can help preserve options and prevent unnecessary escalation.

Planning Appeals

Where an application has been refused, we assess whether the Council’s conclusions can be challenged successfully.

We advise on appeal prospects, prepare written representations and coordinate any supporting design, heritage, transport, noise or other technical evidence required.

An appeal is not appropriate in every case, but it can provide a strong fallback where the planning merits are sound and the Council remains opposed.

Ealing Case Study: Care Home Extension Approved After Two Previous Refusals

Tetrick Planning was instructed on an application to extend an existing care home in Southall after two earlier applications had been refused.

We had not been involved in either of the previous submissions.

The earlier concerns related to poor living conditions, separation from communal facilities, neighbour amenity and the intensification of the rear outbuilding.

The revised scheme introduced three ensuite bedrooms with a shared kitchen and living area, removed staff and laundry uses, improved glazing and ventilation, and incorporated acoustic and fire insulation.

We also prepared a stronger planning case around semi-independent living, transitional care, respite care and the wider benefits of providing additional specialist accommodation.

The Council accepted that the previous concerns had been overcome.

Planning permission was granted.
